Cherokee Real Estate & Development is a Caymanian owned company, licenced in the Cayman Islands to develop & build quality homes for the inhabitants of the island. Our Covernant

The buyer with intent and so as to bind the lot into whomever's hands it may come and to benefit and protect the other proprietors of the land in the subdivision and all parts of the scheme covenants with the seller that the buyer and his successors in title will at all times observe and perform the following stipulations in relation to the lot.

  • Not to erect or maintain any building on the lot except a dwelling house as approved by the Central Planning Authority.
  • Not to erect or place any building on the lot or alter the exterior of any building on the lot without the sellers prior consent which must not be unreasonably withheld.
  • The lot shall be used for residential purposes only.
  • Not to do anything on the lot which is a nuisance or disturbance to the proprietors or occupiers of any of the lots forming part of the subdivision including chickens or other outdoor pets.
  • Not to interrupt or cease any construction work on the lot for more than two (2) months and complete all construction and landscaping within 18 months of commencement of construction.
  • Not to subdivide the lot or building any kind of fence or wall within the setbacks, distances as prescribed by the planning regulations and not exceeding four (4) feet in height.
  • Not to permit the accumulation of garbage, trash, rubbish or disused vehicles of any kind on lot or burn anything on it.
  • Not to erect any sign advertisement billboard or advertising structure of any kind on the lot without the sellers consent which in case of for sale or for rent signs must not be unreasonably withheld.
  • The sellers reserves the right to:
    Extend the road to adjoining properties if they are so desire and to have access over existing roads
  • Only fold down clothes lines permitted and they must be situated at the back of the house.
